Occupation of the property will only be allowed once these have been received.
Rent and Deposit
The first months rent and deposit must be received in cleared funds (building society cheque, bankers draft or personal cheque if presented a week before the move in date) before the keys to the property are handed over.
Future rent is to be paid by standing order. This will be set up by
Utility Bills/Telephone
It is the tenants responsibility to contact the relevant utility companies and take meter readings at the beginning and end of the tenancy. I Estates will provide all information given by the landlord.
Household Insurance
This is the Landlord's responsibility however, you must arrange for your own personal possessions cover.
Council Tax
It is your responsibility to register and pay for this.

Inventory
This will be provided by the Landlord and will need to be checked in by you and the Landlord on the day you move in. Once this has been checked it will need to be signed by both you and the Landlord. You will then receive a copy. If the Landlord requires a professional inventory you will be required to pay for the check out report.

Rent and Deposit
Before the tenant moves in to the property they will give us one month's rent and one month's deposit. We will deduct our commission from this and then send you the balance once agreements have been exchanged. Future rents will go directly from the Tenant's bank account to yours via a standing order on the same day each month. If we manage the property on your behalf the funds will be paid in to our Client Account and then forwarded to you.
Utilities/Telephone
These are the tenant's responsibility however, please make sure you take meter readings on the day the tenants move in and inform the relevant authorities that you will no longer be responsible. Please could you let the tenants or ourselves have the relevant supplier's details and reference account numbers to avoid any problems with connections.
Household Insurance
This is your responsibility however, it is up to the tenants to insure their own personal belongings.
Council Tax
This is also the tenant's responsibility however, please inform the council of the change of interest.
Inventory/Check In
The inventory will need to be drawn up by yourself before the commencement of the tenancy. On the day the tenant moves in it will need to be checked with the tenant and both of you will sign it. You should keep a copy and give a copy to the tenant. You will need this when they check out. If necessary we can arrange for a professional inventory to be carried out.
On the moving in day please could you explain how the heating/appliances etc work and leave any instruction manuals that you may have.
You will also need to give the tenant your contact details in case of any problems. If we manage the property the tenant will only need to contact ourselves.
